How is buying new development different from resale?
You're negotiating with a developer, not an individual seller. Pricing, inventory, and terms work differently. The sales team represents the developer — not you. Having your own representation changes what's possible.
-
Why should I use a buyer's agent for new development?
The sales office is helpful, but they work for the developer. A buyer's agent who specializes in new development brings access, market knowledge, and negotiating experience that protects your interests.
-
Do I pay for your services?
In most new development transactions, the buyer's agent commission is paid by the sponsor — not by you.
-
What buildings do you specialize in?
I focus on Billionaires' Row (Central Park Tower, Steinway Tower, One57) and Hudson Yards (35 Hudson Yards, 15 Hudson Yards). I also work with buyers on other Manhattan new developments in scarce downtown new developments.
-
Can you help me access off-market inventory?
Yes. My relationships with sales teams often provide access to units and opportunities before they're publicly marketed.
-
What price range do you work with?
Most of my new development clients are purchasing in the $5M–$50M+ range.
